ok..so remember I was telling you all that I was house hunting and I was asking if it was a good time to buy and I was told not to sign anything official until after the 25th of FEb?

Well...you are all going to want to choke me.

I found this house...I like it because of the room size and because it has 2 full bathrooms, it's also in one of the "hot" neighborhoods downtown. Upon further investigation, I was told that the electrical, plumbing and heating should probably be replaced. I was kind of leary about this and thought about it for a few weeks (2) in the meantime, I continued to look at other houses...I got frustrated and inquired with my realtor about the prevoius house.

She said that their realtor told her that the sellers were very anxious to sell..and to make an offer...so we did a LETTER OF INTENT onthe house and offered 20K less that list. Surprisingly, they agreed and told my realtor to write up a contract. I told my realtor I was uneasy and wanted to have in independantly inspected BEFORE I put a contract on it..and she told me that the contract would be contingent on the home inspection. So I agreed with her...even though I was very uneasy....

This was all this past Wednesday. The contract said that settlement would be on the 28th of FEb...I was cool with this because it's after the 25. So then on Thursday I get this message that the sellers want to change the closing date to the 25th...and then I REALLY got nervouse.

That evening, I called my realtor and told her I wanted to rescind...since we were not aware that the buyers accepted and I didn't know if they had signed it yet, I COULD have LEGALLY gotten out of it.

But my realtor didn't call the sellers agent right away. So on Friday, I called a lawyer...who told me to compose a letter that states "per our conversation last night...since I have not been made aware that the sellers have accepted a contract....I wish to rescind" and I had it notorized. I faxed a copy and hand delivered a copy to my realtor. She said I had to sign a formal release and that the sellers would have to sign a formal release....and since then (this was friday morning) I have heard nothing and I feel like I'm being "railroaded" now it's all going to come down to the home inspection...basically...if the inspectors find anything (and they will) and I'm not comfortable with what they find, I can get out of the contract...unless the buyer would agree to fix all of the things on the list..(which he won't because there are some very visible things that need fixing that he hadn't done prior to listing the house) and I was told he is selling the house "as is".

So what's you're opinion on what is going to happen...PLEASE DON'T SAY I TOLD YOU SO. OK?

I don't know but I sure hope it works out- it sounds like you did everything you could. Lots o' luck and keep us posted!

We've been having problems with ex housemates....it doesnt have a huge amount to do with me except when a rather rough-looking girl with gold teeth comes over to look at the place and asks if she can pay the rent in cash each month :nervous:
