So, my house went live 2 weeks ago. It is officially listed on MLS.The photographs online are amazing, they show nearly the entire house, I disclosed what I had to: The roof leaked in an upstairs bedroom, cealing repaired (somewhat) but a brand new 30 year roof that is not even 2 years old yet, a lighting fixture missing, a broken window, Oak Wilt in the neighborhood, years ago, that has been treated and that is really about all I had to disclose about my house that is in need of repair, that, legally I had to disclose. So the showings start. The house looks and smells amazing, my house is quite quirky, go figure, it is unique, interesting (not a brick box), it is 30 yrs old, has "good bones", brick all around, in an established neighborhood on 1/3 acre. A friggin awesome house! However the reviews: Most like the house, but "needs too much work" It needs new carpet, disclosed that too, the patch in the cealing, a door frame to an attic door, the cracked window...yea alot of work...(being sarcastic for a 3100 sq ft home ) One friggin weirdo, and I stalk my house when it is being shown, (Corvette with either Fla or GA license plates) said: "the roof is still leaking upstairs (IS NOT!), the refridgerator leaking (couldn't figure that one out, it is not, but I must have dropped an ice cube on the way out that day), cat odor...(nope, I have 5, one is going to my mom's I take one, and from now on I will take 3 and leave the shy one here so they dont know how many cats I have and put the litter boxes outside in the garage, AND I have neighbors pop in every now and again to "smell" my house), and get this, this one I will never let go of, the grass is dead. Well imagine that, this is TEXAS and we are in perpetual drought and it is late summer AND, legally I can't keep my 1/3 acre alive, we have water restrictions. Dumb arse, in Texas the grass is such that it comes back after a few rain showers, the roots dont die. Go back to Georgia or Flordia, wherever that Vette blew in from But everybody is saying the house needs "updated." Ok, now exactly what does that mean? More modern? Lets say, if I could go and spend 20k or so to redo my kitchen which is small anyway and wont cost even that much to do, and somebody does not like my choice of "upgrades",,,WTH? I also think it is funny that we restore 1950's and prior houses to their original state and we want to change newer homes. Perhaps someday we will be restoring to 1980's style, Anyway, my point, people are dumb, always want something for nothing, cant see the forest for the trees and P!$$ me off... Just had a text session with my realtor, told me dont get discouraged (I chose him after being through several realtors, I liked his ambition, and he is one of the top sellers in the city), he reminded he does this for a living, etc. He is a Virgo, I am a Pisces....told him....just please keep me grounded Thanks for reading...
Would appreciate any input, comments, etc.

Mabe it could be where you do have to add some modern touch to it, as far as people being very finicky these days its getting overboard. I know with the place my husband and I just bought, it needed some repairs on it, so I patched and painted the place like crazy lol. You also might want to target people who are looking for something they can fix up in their own way. A person passionate about home improvement.May I ask if there is any furniture in the house? Libra, yes, I must reside here.So there is furniture and I have it staged quite nicely. If you have a FB or email I would like to send you the link. Yea, I am going to go ahead and patch up what I can. My Moen fawcet is ultra modern, I have a cook top, which is modern enough, my sofa is a very quirky, different sectional, hmmmmm Ok going to dwell on something more modern that I can do myself and afford. Again would love for you to see the link, IF I can figure out how to post it here without my personal info I would..but I dont think I can IP: Logged |

Place looks good for the price your offering, for a 4 bedroom. Ive seen houses here in NYC dont look that good that go for twice as much for only 2 bedroom. My husband and I first looked at a condo that was 1bedroom and looked beat up for 250k, it literally felt like you were going to fall through the floor the wood was so worn out. I joked with him about how we would have to be very still in bedroom to not fall into the next condo below us. And all because location was in Astoria, Ny....Wow what are these people complaining about?? Keep your eyes out for potential buyers from other states, as it seems people in that housing area want too much.IP: Logged |

Thanks Libras. The locals have been ok, the worst review came from the South East folks, driving a Corvette! So, so many people are moving to San Antonio now due to the lesser cost of living, kind climate (cept in summer, ) a beautiful, historic city with mountains, beach, piney woods all within a day's drive. It is a very appealing city, but I just want to go home.... IP: Logged |

San Antonio, but we have been blessed with rain for the past several days...!!! San Antonio, and south Texas is always in perpetual drought, doesnt rain much here. Topigraphically-speaking, we are on the edge of the desert. IP: Logged |
